5 years later for a $200,000 profit. All in all, I was pleased with my progress.
In 2005, a friend introduced me to the "wholesale" real estate market and
I realized that I'd been playing in the wrong market for 10 years! You
see, most Dallas / Fort Worth real estate investors operate in the "retail" market,
purchasing properties through realtors and multi-list services like realtor.com.
Meanwhile, the real money is made in the wholesale market buying properties
directly from motivated sellers before the property even reaches the retail market.
Generally, a "wholesaler" will locate a property and put it under
contract then "assign" it to an inside investor for purchase at a deep discount
from retail. The investor will fix up the property and sell it retail or rent
it for cashflow. The wholesaler and inside investor both made their profit
before you even found the property on the retail market! Unfortunately,
it's nearly impossible for new investors to find these "insider" deals - until
